I’m concerned about my rental property being vacant for a long time.
How can I check the details of the tenant recruitment process and monitor its progress?

A

When a vacancy occurs, we will begin recruiting tenants immediately after discussing the recruiting conditions (rent, key money*, security deposit*, etc.) with you.

For example, in Taiwan, it is common to recruit tenants by hiring local real estate companies. However, in many cases, owners attract tenants on their own using the internet or bulletin boards, which can easily lead to long-term vacancies.
Nihon Zaitaku utilizes our network of real estate companies to quickly eliminate vacancies. We have established a unique contract signing incentive system and other measures to strengthen cooperation, which attracts more customers and leads to early contract signings.
In addition, the number of inquiries and room tours from customers can be checked immediately from the owner’s application, so you can always monitor the progress of tenant recruitment.

What happens if a tenant fails to pay rent on time?

A

The rent remittance will not be delayed due to our late payment guarantee system.*Conditions may apply.
If a tenant who has signed a contract with us becomes delinquent in paying rent, we have a delinquency guarantee system that guarantees the full amount of the rent from the month the delinquency occurs.
The guarantee period is 12 months from the date of the delinquency, but even if the period exceeds 12 months, we can continue to remit the rent by cooperating with a guarantee company.
In the event of a nighttime escape, the guarantee company will dispose of the remaining items and ensure rent payment. (The details of the guarantee may vary depending on the guarantee company.)

Q

Can we discuss the frequency of remittance?

A

You can choose to remit semi-annually or annually.

Since overseas remittances incur a handling fee, you can opt to send money semi-annually or annually in batches.
Monthly rent remittance is on the 15th of each month. (If the 15th falls on a Saturday, Sunday, or holiday in Japan, we will remit the money on the previous business day.)

I don’t know how to handle tax payments in Japan.

A

We can introduce you to tax accountant firms that can handle your overseas tax affairs and provide tax agent services.

When conducting rental property business in Japan, it is necessary to prepare a tax return document for real estate income and pay the related taxes in Japan.
We are affiliated with tax accountant firms that can prepare tax return documents on your behalf, and we can introduce you to reliable firms that specialize in handling your tax returns.
We also offer a “tax payment manager” service that handles tax payments on behalf of property owners. By using this service in conjunction with our affiliated tax accountant firm, we can manage tax-related matters in Japan for you.

Q

I am worried about handling problems and claims from tenants.

A

We will handle everything. The owner will not need to do anything.

Please be assured that we will manage all issues and claims during occupancy, such as malfunctions of indoor facilities, loss of keys, and noise complaints from neighbors.
If repairs are necessary, we will arrange for the work to be done. Please be assured that we will provide you with a cost estimate before proceeding, and we will only begin the work after receiving your approval.
