By understanding the rental contract system in Japan,

100% Guarantee
of Rent Arrears

We have a system in place to guarantee rent delinquency, which is a major risk for owners.
If rent arrears continue for several months, it will not only impact the expected yield, but it could also affect the loan repayment plan. Even if delinquency occurs, Nippon Zaitaku guarantees 100% of the rent.

*The guarantee applies to 1R or 1K units under 30㎡ with tenants introduced by us.

*The rent arrears guarantee period is limited to a continuous 12 months for the same tenant.

Collection Team

We have an in-house debt management department dedicated to dealing with tenants who are in arrears.
The rent arrears guarantee system covers tenants introduced
by us, but even for tenants not covered by this guarantee,
we assign a dedicated representative. They ensure that rent collection is thoroughly conducted at the beginning of each month, in strict compliance with regulations. The debt management department also handles the collection
of other fees, documents, and related items, ensuring proper contract management.

Lease Renewal
Deadline Management

In Japan, rental contracts are renewed after a certain period. During this process, we review the rent, confirm fire insurance enrollment, and collect a renewal fee* equivalent to one month’s rent from the tenant. We begin the renewal process three months before the lease expiration, managing deadlines and ensuring the full collection of renewal fees.

* The renewal fee may vary depending on the region and property. For properties introduced by us, 50% of the renewal fee will become an income for the property owner.

Reliable remittance system

We have adopted a clear and reliable remittance system so that customers outside of Japan,
especially those who are physically far away from us, can feel as little anxiety as possible.

Remittance frequency to reduce commissions

We remit rent to owners on the 15th of every month*, but there is a handling fee for overseas remittances. To reduce costs, we offer the option of sending money in batches of six months or a year.

*If the 15th falls on a Saturday, Sunday, or holiday in Japan, we will send the money on the previous business day.

Trouble-free remittance system

In order to ensure on-time and reliable remittance, Nippon Zaitaku has
a dedicated team that manages payments from tenants and remittances
to owners.
We have received comments of satisfaction such as “It is easy and convenient to check the remittance date.” There have been no problems related

Building Management

For owners of buildings and apartments, we offer not only rental property management but also building management. It is very important to maintain the attractiveness of the building in order to achieve full occupancy. We conduct a “building health check” to inspect the building management status and create
a building property chart. We quickly identify problem areas and make improvements and proposals, and visualize the details of what is currently lacking in the building. By conducting building health inspections, we strive to maintain full occupancy and improve the asset value of the owner’s valuable real estate.

For an annual warranty fee of 19,800 yen (including tax), the following equipment and facilities are covered up to 100,000 yen (including tax) for any number of failures.
